Williamsburg, Brooklyn Market Rate Housing

Springer Capital Properties is partnering with the owner of a site in the Williamsburg neighborhood of Brooklyn on the development of a 35-unit, market-rate building. The Grand Street project involves the demolition of an existing structure and the construction of a contemporary, masonry-clad property with one- and two-bedroom apartments.Springer Capital Properties is the co-developer, general contractor, and property manager for this project.

Bronx Supportive Housing

Springer Capital Properties is the general contractor for Urban Pathways Inc.’s ten-story, 86-unit supportive housing building on East 162nd Street in the Bronx. The project is funded through HPD’s Supportive Housing Loan Program with LIHTC financing provided by the Raymond James Tax Credit Fund. Gran Lopez Architects and Planners is the architect.

The 51,000 SF building has a block and plank superstructure, brick masonry facade, ground floor community space, and an outdoor seating area. The project also has unique funding through the Mayor’s Office of Environmental Remediation for the removal of contaminated soil.

Boston Road Supportive Housing

Construction of 43 supportive housing units in the Bronx. Boston Road Supportive Housing is a new 43-unit supportive housing residence for Urban Pathways Inc. that will serve formerly homeless adults with mental illness and low-income community residents with a preference for veterans.

The block and plank, seven-story building features all studio apartments, a community facility space, and a landscaped sitting area.

East 231st St. Bronx

A three-story, 15-unit building in the Williamsbridge section of the Bronx, built in 2011 under HPD’s Third Party Transfer Program. Springer Capital Properties constructed this building using Insulated Concrete Forms (ICF). ICF is a system of formwork for concrete that stays in place as permanent building insulation for energy-efficient, cast-in-place, reinforced concrete walls, floors, and roofs. The forms are interlocking modular units that are dry-stacked without mortar and filled with concrete. ICF systems are not yet commonly used in the Northeast region, and this building is one of the few affordable housing projects in New York City that utilized the technology in the building design.

The building has other green features including corner window units, glass-enclosed exterior stairways to maximize sunlight, and the placement of the heating plant on the roof of the building.

Sedona Condominium

A six-story building with 11 luxury apartments on 119th Street in Harlem. Springer Capital Properties completed construction on this market-rate condominium building in East Harlem in 2010. The company was awarded the contract by a private developer.

The interior lot presented a number of challenges including underpinning of the adjacent properties and extensive site dewatering. The structure was engineered with a steel frame and corrugated metal core.
