Substantial renovation of four buildings in the Bronx. A NYC affordable housing developer hired Springer Capital Properties Construction Corp. for the substantial renovation of four Bronx buildings under HPD’s Third Party Transfer program. Springer Capital Properties started construction in December 2014.

The renovation scope of work includes structural improvements, new kitchens and bathrooms, new flooring and sheetrock walls, major system upgrades, exterior masonry improvements, asbestos abatement, and a number of other repairs and replacements.

Plover Apartments Renovation

Renovation of four buildings in various Bronx neighborhoods. Plover Apartments is the renovation of four Bronx buildings through HPD’s Third Party Transfer and HDC’s LAMP Preservation programs. The properties are scattered among the Hunts Point, Tremont, University Heights, and Highbridge neighborhoods. Construction started in July 2014 and will be completed by December 2015.

The comprehensive scope of work includes new kitchens and bathrooms, new major systems including high-efficiency boilers, lead and asbestos abatement, masonry improvements, and the addition of laundry rooms to most of the properties. Each building has unique art decorative details that Springer Capital Properties will be restoring during construction.

Academy Street Preservation

Rehabilitation of six buildings in Washington Heights. Principals of Springer Capital Properties have owned the six buildings in this project since the early 1980s. Springer Capital Properties Construction Corp. is overseeing the substantial renovation, upgrading all kitchens, bathrooms, windows, and roofs along with exterior masonry repairs, new major systems, and lead and asbestos abatement.

Hoewood Point

Substantial renovation of two properties totaling 80 units.Hoewood Point was an 80-unit Springer Capital Properties development project financed by HDC & HPD. Given the condition of the properties, tenants were relocated in phases to accommodate the construction scope of work and schedule.

The substantial renovation included joist replacement, all new apartments, extensive masonry repairs, new major systems, new windows, lead and asbestos abatement, and a comprehensive energy reduction program under Enterprise Green Communities. Each building also has a solar thermal system with rooftop panels that assist in heating the hot water supply.

Aurea Development

Gut renovation of two South Bronx properties.Aurea was the gut renovation of two distressed Bronx properties and was one of the most challenging projects that Springer Capital Properties has undertaken. In addition to addressing dangerous structural conditions at both buildings, the company needed to vacate more than 50 tenants and remediate an oil spill that occurred after removing the fuel tank at one of the buildings. Despite these issues, construction was completed six months ahead of schedule and tenants returned to their newly-renovated apartments one year after relocating.

Quadrant Properties, Phase V, Bronx

Quadrant Properties Phase V is the renovation of seven buildings and 106 units in the Mott Haven neighborhood of the Bronx. The improvements were funded through HPD’s Article 8A loan program and included new roofs and windows, extensive masonry repairs, new boilers, and common area upgrades. Construction was completed in late 2014.
